The Nevada Housing Division recently launched the Home is Possible (HIP) for Teachers program.  This new homebuyer assistance program was designed to encourage new and existing teachers to lay down roots in our Nevada communities.  Areas such as Reno, Las Vegas, Henderson and Carson City are growing at an accelerated rate and now need to grow the pool of teachers in our schools.  The program will help with recruiting and retaining licensed, full-time, K-12 public school teachers and provide them a means to gain the American dream of homeownership. Why have your income go towards rent and apartment living when you could be building equity in a home? The HIP for Teachers program offers up to $10,000 usable for down payment and closing costs that is forgivable after 5 years if the teacher continues to live in the home.  There is no first-time homebuyer requirement and it can be combined with many of our other HIP programs. 

 

Here are some additional requirements:

  • Must be a licensed F/T K-12 public school teacher in Nevada.

  • Qualifying income not to exceed $95,500.

  • Home must be priced below $400,000.

  • Have a minimum credit score of 660.

  • Can only be used with governmental loans such as; FHA, VA and USDA loans.

  • Must participate in a homebuyer education course.
