New Gold Country Manor in Dayton Now Taking Pre-Applications
Chicanos Por La Causa Nevada* is now building Gold Country Manor Apartments on a 3.3 acre property just north of the Dayton shopping center that includes Smith’s Grocery & Gas. These 50 one- and two-bedroom apartments, averaging 790 sq ft, are in an affordable multi-family housing project first planned in 2019, and use tax credits awarded by the Nevada Housing Division in 2020. The apartments are being built near the Gold Canyon Estates project by the same developer. 2022 rents will range from $376 to $672 for a one bedroom unit and $449 to $804 for a two bedroom unit with lease-up applications (pre-applications) accepted starting June 1, 2022. Unit amenities will include washer/dryer units, air conditioning, energy efficient mechanical systems, Energy-Star rated appliances and lighting, and individual storage areas. The site will offer ample paved parking, greenspace, outdoor play structure, recreation area, and a solar array. Gold Country Manor Apartments have been designed and are being constructed to meet Fair Housing standards, energy efficiency requirements, ADA accessibility requirements, and local upgraded building codes.
Retail, restaurant, gaming, and automotive are all available within ¼ mile of the site and are an easy walking distance. Education, healthcare, and career options are available within ½ mile of the property. Downtown Carson City is within a 12-mile commute and provides a lot of government, tech and industrial support for Dayton. Tahoe Regional Industrial Park, the region’s largest employment center is located approximately 40 miles away with many employers offering employee travel work shuttles to and from Dayton.
The current goals of the Dayton Gold Country Estates & Gold Country Manor projects are to increase the supply of quality, affordable housing options to families living and working in the area. Gold Country Manor has committed to a unit income mix of 4 units at 30% of Area Median Income (AMI), 41 units at 50% AMI, and the remaining 6 units at 60% AMI, resulting in helping those with fixed or lower incomes with 60% ceiling of $37,640. This affordability commitment by the owner to the limits noted are for a minimum of 50 years. Chicanos Por La Causa Nevada anticipates significant demand from working families for these units.
Chicanos Por La Causa Nevada and guarantors will put about 7% equity into the project, with Nevada granted HOME funds loaning 10% of costs. The LIHTC tax credits will be the major contributor of funds at 70%, and the final 13% will be a permanent financing on the project by a USDA 538 loan. The full cost of the project is currently budgeted at $16.1 million, with a construction budget of $11.9 million.
