The Nevada Housing Division offers NVHousingSearch as a means to find affordable apartments and rental homes throughout the state. If your situation is such where you are looking for homeownership opportunities, please know there is a potential solution for you too!

One of the greatest reasons people rent apartments in Nevada is the lack of sufficient down payment money available to them. Some are saddled with student debt, others were unable to obtain high paying jobs during the recession, resulting in a lack of savings, and some are swept up in the rising rent increases throughout the state and feel they have no ability to purchase a home.  Many Nevadans now have the income, the credit rating and the desire for home ownership, yet are lacking the initial funding for their home. It is for these reasons the Housing Division created the Home is Possible program, as a solution for home ownership.

The Home is Possible program, established in 2014, is available to qualified Nevadans who are lacking the down payment to move into the market. By partnering with the private sector, the Division is able to offer prospective Nevada homeowners up to a 5% grant, which can be used for down payment and closing costs. The program is eligible to those making below $95,000 as a family and purchasing a home less than $400,000. Buying a home is one of the biggest financial decisions one makes in their lifetime. The Housing Division believes homeownership education is important and those using the program must attend a homebuyer education course. The only loans offered are 30 year fixed-rate mortgage loans and there is no existence of sub-prime or adjustable loans. Basically, if the buyers have the income to support the payment currently, knowing the payment will not increase over time, they will be able to qualify for the assistance.
